Building Comment:

 

It’s interesting to see that whilst for Docklands the average sale value fell from 2009-2010 to 2010 – 2011 yet for 100 Harbour Esplanade the average sale actually went up. This could be due to some return to the market of investors who are more likely to buy a two bedroom apartment than the year before still being dominated by first home buyers who are more likely to purchase a one bedroom apartment.

The building followed the suburb stats with the total sales volume being down on the previous year. Uncertainty in the market is definitely a driver here. We notice that whilst there are less buyers in the market, those who are out are very genuine and hence we’ve still seen some great results achieved, particularly for the better quality buildings in proven locations.
