Building Comment:

With a lot of speculation in the press that the market has softened we haven’t really experienced that ourselves and looking at the figures here the market has remained relatively stable. We expect that throughout the coming year the market will remain very much the same.

It’s important to note that many agents are playing on the press comments as a way of getting an easy deal done. Those agents prepared to work hard will reap the rewards, we’ve still been seeing some record prices even in this flatter market. When considering an agent don’t be loured by promises of high prices only to immediately after listing, be pressured into a price reduction. Select an agent who will give you good honest advice from the outset so you can make an informed decision and above all ask them for proof of their appraisal and be objective when comparing the comparable sales the ‘yes but ours is better than that one’ should be avoided and assessments made in a more clinical fashion. Emotion is best to play a part when a purchaser is negotiating, we love that to help get the highest price. Emotion should be avoided when considering price and if it’s the right time to sell if your making that decision around price. We have seen time and time again, owners who price their property realistically are far more likely to set new records and far exceed their expectations as competition between buyers is encouraged and that forces the price up.
