Another big year for sales of lowrise Southbank units. Although numbers of transactions was down on the previous year the average sales price was well up by some 7% which is always great to see. This again proves that there are good quality buyers who are prepared to pay good prices for an opportunity to own a lowrise unit in Southbank. Rentals continued to perform strongly with some strong results and low vacancy rates.

A few stand out results for the year included a top Sales price of $889,500 for a stunning unit at the Bond Store on Riverside Quay and strong results for 3 bedroom properties at King Park on Dodds St with several changing hands for mid $800,000s. The highest rental price was for a spacious 3 bedroom unit in Kings Park on Wells St for some $980wk.

Mirvac Group has cleared another round of regulations and lodged the development application for its 477 Collins Street, Melbourne project, estimated to be worth between $500 million to $600 million upon completion.

Located in Melbourne’s mid-town area, it will be the largest building constructed by Mirvac in Australia and will incorporate the heritage facade of the Olderfleet buildings, with a new 50,000 square metre office at the rear.

The façade is three buildings designed and constructed between 1887 and 1889. Each was conceptualised by different architects and as a result reflect varying styles of Gothic and Romanesque Victorian architecture.

The Property Council of Australia has denounced a proposal by the Victorian government’s architecture aim to introduce minimum standards.

Under proposed changes, apartments would have a 37m2 minimum size.

Apart from apartment size, the proposed standards also seek to impose regulations around the provision of natural light and ventilation, the proportion of a site set aside for communal areas, balcony depths and lift-to-apartment ratios.
